Annual Report 1860

Annual report for year ending June 1860 containing details of the leaseholder's compensation fund, the executors' arrears, mesne rates, new rentals and the purchase of leases. Also discusses estate improvements: permanent land improvement at Meelaghans; the creation of turf banks at Colehill; management of woods and plantations at Scrubb Wood, Killeenmore and Derryweelan ('Furry Hill'); and the building of roads and bridges at Clonad and Derryclure. Particularly refers to the 'model farm' which has been established at Ballyknockan.

In relation to the construction of houses, the report describes the completion of Richard Odlum's offices in Ballyduff, 'one of the most independent and thriving farmers on a large scale on the estate.' Also discusses Odlum's house in Ballymooney to be near completion. Reports that cottages in Killeigh and the new rent offices are complete 'and ought to last forever'. Referring to dire housing conditions amongst some of the tenantry, the report justifies the expense on rebuilding houses and states that there was more than one case on the estate 'where the inhabitants were in daily danger of being buried alive.' Also reports on small repairs to existing tenants' houses and a scheme of compensation for 59 families to surrender certain tenancies.

Also reports on agrarian unrest and agitation by Ribbonmen on the estate, including arson attacks on Geashill Castle offices and outhouses, and an arson attack on the farm of Mrs. Pattison, Protestant tenant at Annagharvey. Appendix contains copy letter from John Townsend Trench, second son of W. S. Trench, who interviewed Mary Shea, barmaid of the Cross Keys public house, Geashill, at the barracks in Tullamore where she was being held for her own safety. Letter describes plot to assassinate T. W. Trench and lists the main Ribbonmen active in Geashill as told to J. T. Trench: Loughlin Kelly ('treasurer of the murder fund'), Henry Bryan of Cross Keys public house; John Whelaghan, John Helian, William Grumly, Ned Geraghty, Christopher Mooney, Johnny Clibborn and others.

Annual Report 1869

Annual report and rental for year ending June 1869, containing detailed report and accounts showing the receipts and disbursements on the estate for the preceding year. Records that the financial situation is favourable and that the largest expenditure was on drainage at Ballyknockan, Newtown, Killeenmore and Ballyduff. Reports that the RASI have awarded a 3rd Gold Medal and the Hall Challenge Cup for the best drainage in all Ireland. In relation to buildings and other improvements, he refers to ongoing renovations rather than new builds. Reports that the RASI have awarded a Gold Medal for improving existing labourers' cottages and that Mr Mallison, architect, was awarded £25 for best plans of labourers' cottages.(See 'Architectural drawings' preceding Index.) The constabulary barrack was fortified to withstand any attack. Woods and plantations were not as profitable as other years and reports on works on Derryclure, Clonad, Derryadd and Killeenmore.

In general, reports that 'an excellent tone pervades the people', that they appear satisfied and there is an absence of outrages. Regrets to say that part of the county boundary in Westmeath not for from estate is in a 'lawless condition'. Also reports on a 'curious incident' outside Tullamore where a ruse was employed by locals who wanted to divert police from an intended cock-fight. Also reports on the murder of Captain Tarleton and on a Mr Roberts who was forcefully ejected from his farm having 'seized' another farm which had belonged to a relative of his who had recently died. Appendix (pp54 and 55) contains copy correspondence between Lord Digby and RASI in relation to the establishment of a Digby Challenge Cup.

Annual Report 1878

Annual report, accounts and rental for year ending June 1878, containing a less favourable financial report than previous years due to non-payment of rent as a result of a second consecutive bad harvest. Reports that he had to evict Samuel Johnston in Killurin due to the neglect of his farm. Details significant drainage works around the estate: main drainage at Killurin and Ross with permission of Mr. Briscoe who will contribute to the works of the drain through his property at Ross; main drainage at Knockballyboy which involves the sinking of the millstream forming the boundary of the Digby, Charleville and Ponsonby Estates at Clonad and Townparks, and jointly paid for; and further drainage for Michael Casey's holding at Killeenmore.

Expenditure also included a 'heavy outlay' for the large reclaimed farm at Annagharvey, where the tenant Mr Riddell had to surrender and was replaced by Thomas Cobbe who had new concrete farm buildings erected with galvanised corrugated iron roofs. Other construction works included a new dwelling house at the Meelaghans to attract a teacher for the Meelaghans National School; a new residence at Killeigh to replace decaying accommodation of John Warren; and substantial farm offices constructed for Mrs. Owens at the Meelaghans to house cattle. A significant amount was also expended on forestry clearances and replantation at Derrygolan and Hawkswood.

Annual Report 1882

Annual report, accounts and rental for year ending June 1882. Remarking on the 'extraordinary events in Ireland of the last 12 months', Digby reports that consequently there is a large amount of arrears, including abandoned arrears which are mainly the rents of Ballydownan and Roskeen farms which are in Lord Digby's hands having been surrendered.

Land improvements have ceased due to the suspension of rent and the generally disorganised state of the country, a new dwelling house for William Payne, Killeenmore being the chief expenditure. Thirty acres of young plantations in Derrygunnigan and Newtown woods and the maintenance of other young plantations accounted for expenditure in forestry.

Warns that the country is in a 'frightful crisis' and reports on the tactics of the Land League with their 'No Rent' manifesto (Autumn 1881), which was eagerly adopted and led to a complete suspension of the payment of rent. After an abatement was refused, tenantry on the Geashill Estate held a meeting in Killeigh in January 1882 at which a resolution was passed not to pay rent unless abatements were conceded. Proceedings were issued against nine of the principal agitators, their properties seized and put up for public auction in Tullamore. Digby reports that in seven cases, the tenants allowed him to be the purchaser, and in the other two cases, the tenants bought in their farms for the full amount of rent claimed and costs. Evictions followed, five of which required the aid of 'a large force of military and police and bailiffs supplied by the Property Defence Association.'

Annual Report 1884

Annual report, accounts and rental for year end June 1884, showing a net reduction in the rental by £207.19.6 resulting from alterations by the Irish Land Commission or agreed to out of court. Also reports that there is a reduction in outstanding arrears but a high level of abandoned arrears owing to the amount of grazing land now 'on hand'. No estate improvements to report bar the topdressing of lands at Cappyroe for cultivation, minor works of maintenance and a further addition to Thomas Cobbe's offices at Annagharvey. Forestry work included the drainage of 14 acres of cutaway bog at Killeenmore and replanting with seven acres of larch and other hardwoods.

Describes the condition of the estate as 'uneventful;' with rents being fairly paid though not punctually and legal proceedings are resorted to with more frequency than formerly.

Digby Estate Valuation and Survey

Survey and valuation of the Digby estate completed by Michael Cuddehy, land surveyor, for Lord Digby, on 3 January 1798 and a further valuation on 25 June 1799 listing lands in the barony of Geashill that are out of lease. Townlands surveyed in the initial valuation are listed in Cuddehy's accompanying note as Annaharvey, Ballymooney, Ballyknockan, Ballycue and Ballyduff, although only those of Ballycue and Ballyduff are extant. The valuation is tabular, listing tenants' names, a description of their holdings (e.g. 'moory pasture', 'oat field', 'big fallow field' etc.), a measurement in A.R.P (acres, roods, perches) and a yearly value.

The second list entitled 'Lands in the Barony of Geashill out of lease except the parts disposed of as herein 25 June 1799' contain a list of the townlands Annaharvey, Ballymooney, Ballycue, Bluebell, Ballyduff , Dalgan, Ballydownan, Curragh, Killellery, Ballyavill, Cappincur, Kinockballyboy, Ballinagar, Killleigh, Scrub, Killeenmore, and Killurin. Each description is accompanied by a reference number for a map by Cuddehy which is not extant. There are also comments by Cuddehy on certain plots such as 'Darby Smollen declared tenant' in respect of a plot in Ballydownan and he notes that Cuddehy himself is proposed for a plot in Ballymooney of 149 acres.
